With IDBS, we are entirely responsible for all aspects of the work from design through construction, and this includes the two greatest concerns, being completed on time and within budget.

Thus, you are released from traditional problems that often arise concerning clarity, completeness and constructibility of the drawings. Coordination by the client between the designer and contractor is not necessary, and the client's management and administration burden is minimized.

Without the involvement of an independent design office, you can communicate directly with us, and mutual concerns and goals are better understood. In this way we become more familiar with project requirements, constraints and probable costs before agreements are signed.

Thus, you have the flexibility to make changes in capability or cost faster and more smoothly in response to new technologies or changes in market demands.

With IDBS, you do not have to go through the trouble of preparing and evaluating a tender. Then, after the project begins, you are not required to coordinate and supervise design and construction activities. During this entire process, you are released from negotiations, disputes, liability and additional costs.

In addition to the overall cost-consciousness of our staff, design and construction reviews are characteristics in project schedules during which we assess cost factors. Any areas that are potential cost problems surface at these reviews, and corrective action is immediately taken.

Our architects have years of experience at construction sites and our engineers are involved in the design process. As a result, these professionals have extensive experience and knowledge across the entire spectrum of the building process. This enables the architects to see how their designs affect construction costs.

The concept of minimizing costs, therefore, is built into the IDBS and into the minds of every staff member assigned to the client's project.

Takenaka's IDBS approach is instrumental in carrying out effective scheduling and meeting the time constraints of the client. We already can start preparation for construction in the middle of the design stage. The drawings are completed as the construction progresses. The key to the IDBS approach is to constantly look to the next step and pay careful attention to the schedule of each phase.

In addition, construction costs can be estimated in the earlier stages.

Schedule delays are minimized as decision-making is team-oriented rather than hierarchical, and there is less confusion and conflict. Working closely with the client, decisions are made quickly and any possible conflicts are resolved smoothly.

Another significant time saving is realized by omitting the procedures of prequalification, tender and evaluation.
